With his expertise in alleviating sports orthopaedic issues, Dr. Manu Bora revolutionizes healthcare sector

The India Saga Saga |

One’s lifestyle should include a commitment to good health. Healthy living can aid in the prevention of chronic diseases and debilitating conditions. Self-esteem and self-image depend on how one feels about themselves and their physical well-being. People maintain a healthy lifestyle by making decisions that are best for their bodies. A medical evaluation is essential in these situations for ease since the implications of not treating an injury could be severe. The demand for highly knowledgeable medical experts has increased at this point. Dr. Manu Bora, an arthroscopic surgeon with experience in ACL and knee problems, is one such medical maestro.

Dr. Manu Bora has the highest success rate in ACL internal brace surgery and does almost 70 to 100 surgeries per month. He is one of the only surgeons in India that uses fibre tape internal bracing for complete ACL and PCL reconstruction surgery. Due to his expertise, Dr. Manu Bora has been successful in helping sportsmen return to their regular competitions after suffering severe knee injuries, including PRO Kabaddi wrestlers, football players, and runners. After the surgery is done by him any sportsman can return to jogging in one month, can be back on track to run within three months and can fully be back on the field to play in just four to six months.

Unlike the traditional ACL screw surgery method, the Internal Brace method, whose expertise Dr. Manu holds is a comparatively fast and better way. The Internal Brace Method has a higher success rate and allows the patient to save time and get back to their job the very next day. After the repair is done by Dr. Manu, the internal brace functions as a secondary stabiliser, which may enable rapid recovery and return to sports while preventing injury recurrence when possible. Therefore, unobtrusive support from ACL repair with internal bracing enables a quicker recovery.

Dr. Manu Bora also organizes free camps for athletes and provides free online opinions to 200 patients daily for those who send their MRI Reports over Whatsapp. Dr. Manu Bora, who is also a model and a doctor, has a sizable following on Instagram, where he publishes content that promotes awareness of injury prevention, fitness, the anterior cruciate ligament (ACL), pain management, rehabilitation, and other topics. He also has a YouTube channel by the name of Dr. Manu Bora for this purpose. He works hard to achieve his goal of contributing to his nation’s healthcare. Dr. Manu Bora is one of the few surgeons in India that uses fibre tape internal bracing for complete ACL and PCL reconstruction surgery. He has successfully helped sportsmen regain their confidence after sorrowing severe injuries, such as PRO Kabaddi fighters, Soccer players, and racers.

Dr. Manu Bora has always had a passion for the medical sciences. Therefore, he earned his MBBS from the prestigious S.N Medical College in Jodhpur. He finished 14th in Rajasthan’s Pre-Medical Entrance Test, along with several other accomplishments. He ranked 65th in the All India Pre-Post Graduate Entrance Test and third in the Rajasthan Pre-Post Graduate Entrance Test. He started his own digital marketing agency, which quickly became successful. Through his company, Vishal has helped many businesses grow their online presence and reach their target audiences.

Digital marketing is the process of promoting a product or service online. It involves using various digital channels to reach potential customers and persuade them to purchase a product or service. Digital marketing can be used to promote both B2C and B2B products and services. The main goal of digital marketing is to generate leads or sales conversions.

There are many different types of digital marketing, including search engine optimization (SEO), content marketing, social media marketing, email marketing, and pay-per-click (PPC) advertising. Each type of digital marketing has its own advantages and disadvantages, which should be considered when planning a digital marketing campaign.

Search engine optimization (SEO) is a type of digital marketing that focuses on improving the visibility of a website in search engine results pages (SERPs). SEO can be used to improve the organic search results of a website or to increase the amount of traffic that a website receives from paid search ads.

Having trouble generating leads for your real estate business? Here’s how to start

The India Saga Saga |

Today, we have with us Mayank Agarwal, a seasoned professional and expert in the field of real estate. Mayank is growing two prominent real estate companies as we speak; The Green Cottage, which operates as an agency to help find families and individuals their perfect home, and EdState, an education-based venture that aims to empower aspiring real estate professionals with the skills and knowledge they need to make it big in the field. Mayank explains how almost any new professional starting in real estate, especially in selling, has always asked him this question at some point during their journey: How do I generate leads?

In his advice, he explains that he has always tried to guide them as effectively as possible because he believes that leads are one of the most crucial initial steps of making a sale. “The key to generating good leads is to diversify,” he reveals. “If your leads are all coming from the same place, there is a chance you are missing out on a very huge demographic and a new market to tap into. So this is my constant advice: to have good leads, make sure you diversify,” he adds. In this conversation, he also answered some specific questions related to lead generation:

  1. How do I use Google ads to my advantage?

If you ask me which is the best place to hide a dead body, I’d say it’s the second page of a Google result. This is exactly why it’s important your website ranks on the very first page of a Google property-related search. Using Google Ads can help you do exactly this.

You can generate leads using good SEO tools, such as keywords and landing pages, and there are literally no bounds to the number of people that will find your page. You can create multiple landing pages or micro sites of your best projects and advertise them using Google ads. If you have prior consent and are a channel partner, you can create the same project micro-site yourself. Advertising with this method might prove to be slightly costly, but it is worth every penny.

  1. How important is it to be on social media?

No matter how much you try to avoid it, it is undeniable that a growing business that wants to scale will have to build an online presence. Instead of realizing this in the later stages, why not adopt this method in the start and reap its fruits before your competitors?

Social media platforms like Instagram and Facebook have their own strengths that you can capitalize on. Facebook is great for generating leads and might be a great source for low-ticket-size projects. On the other hand, Instagram is a great way to tap into the millennial market. Ads on these platforms are comparatively cheaper than Google Ads, but the leads might also be proportionately weaker. Despite this, they are a great way to ensure a large quantity of low-ticket-size sales.

YouTube, too, is an undiscovered gem for brokers to generate leads. Well-shot, visually appealing, and skilfully edited videos can make your property attractive. Having an impactful CTA towards the end can be great for generating leads.

I can say this strongly because social media, particularly my Instagram handle @realestatewithmayank, has helped me reach a completely untapped market of unique leads of people from various age groups.

  1. Are SMS blasts and cold calling relevant in today’s day and age?

Yes, of course. They might seem traditional compared to the new forms of marketing that have come up, but they are still very effective for realtors. SMS blasts are used to simultaneously send a message to as many as 100,000 people. Moreover, this will only cost you about Rs 11,000 to 14,000. They come with a character limit, but these should be seen as an opportunity instead of a drawback. Short, snappy messages with an attractive price and effective CTA with a link to your website can be the best way to draw clients using few but impactful words.

On the other hand, cold calling or telemarketing can be effective, especially when you know how to target the right customers. The first deal I closed was through a cold call. So I will never stop believing in their power. It needs tremendous patience, but it will reap results too. Make sure you follow all the regulations the Telecom Regulatory Authority of India (TRAI) laid down when engaging in SMS blasts or telemarketing.

  1. Should I consider signing up on a real estate website? Aren’t they our competitors?

Third-party websites such as MagicBricks, Housing.com, and 99 Acres might seem like a competitor (which they are to a certain extent). But not if you know how to use these websites to your advantage. These sites receive traffic of 13-16 million people monthly, so you can make space for yourself in this huge market.

They even have special listing packages that they sell to brokers. Even if you begin with a package of 50 listings that get you one lead per listing per week, you will have 200 leads in a month. So it is clearly worth the investment. Moreover, if your listings have good pictures and descriptions, you are six times more likely to be noticed by clients compared to vague and incomplete listings.

  1. How often should I be networking?

Attending real estate events and grabbing as many networking opportunities as possible will fare you well in the future. Today, I have a vast network of brokers and dealers in my contacts because I tried to network with them years ago and maintained those contacts frequently. Now, if I need help with sourcing property in their area, or just general guidance, this community is the one that has helped me navigate with ease through these challenges.

I cannot stress the importance of being in touch with your peers because if you are not part of a company and are figuring out real estate by yourself, this support can mean a lot. You can learn about new developments in the field and make new contacts, and through their client database, you can generate possible leads for yourself too. Don’t poach clients, but try to work with another broker and see if you have any property in mind that suits their requirements better.

Being a part of some networking clubs that meet every quarter or more might also mean that the club, with its extensive contacts and resources, might give its members access to their list of potential clients. These can become a great repository of leads for you. Establishing genuine, mutually beneficial connections with chartered accountants, wealth managers, and insurance agents can also be a very good source of leads for any real estate broker or sales personnel.

  1. Advertising is very costly. Is it worth the investment?

If you want to scale, you need to advertise. There is no other way around this. An option like advertising might seem daunting, especially if your business is in its initial stages. But using tools such as search engine optimization and targeted advertising might provide you with your money’s worth quickly.

Knowing where your target audience consumes their content and then reaching out to them through that medium will furnish the most effective results for your company. This strategy has benefitted me more than I can imagine, and it is a skill acquired through experience and patience.

I believe lead generation is the first and most crucial step to selling real estate. If your leads are not stellar or are riddled with people who are not genuine buyers, you will never see conversion despite employing the best strategies that exist.

Therefore, before putting in the effort to show around scores of properties, and devising marketing and follow-up strategies, take one step back and examine whether the people you are targeting are the right ones. This simple step will make the rest of your selling process much easier and produce results quickly.

I also want to stress the importance of personal branding. It is imperative to have a brand that reflects honesty, superlative service, and value addition to the customer’s purpose. I have a simple rule: look at advertising from the consumer’s POV. Do they know ‘Mayank Agarwal’? If yes, they will easily trust me enough to allow me to showcase my flats.

Ahmedabad ready for redevelopment Veeraj Shah MD Aarinston Infrastructure

The India Saga Saga |

The trend of real estate redevelopment is poised to grow in Ahmedabad’s leading real estate developers.

Redevelopment, which refers to demolishing old buildings and undertaking development afresh, has been in vogue in cities like Mumbai for decades. Redevelopment allows for better utilization of land because of higher FSI, and some of its advantages are larger apartments, better amenities, higher resale value of property, proper parking space, and an improved fire safety system, among others. While redevelopment has also become popular in Ahmedabad.

“Redevelopment is a must for new projects to come up in the prime locations of Ahmedabad, where land is otherwise not available. Redevelopment is beneficial for all stakeholders and must be encouraged. That said, it is comparatively a new trend in Ahmedabad, and as with any new thing, it will take some time before it gets widely accepted,” says Veeraj Shah MD Aarinston Infrastructure.

With a view to spurring the redevelopment of old buildings, the state government July 2019 amended the rules for redevelopment, making the consent of only 75% of the members necessary instead of the 100% requirement earlier. “The rule to get the consent of 75% of the members for redevelopment was to make the process easier. “For the last two years, there was just too much uncertainty. Developers were willing to take up redevelopment projects despite the huge risks, but many societies withdrew from the agreements and decided to wait for the situation to return to normal. Now that the worst of the pandemic seems to be behind us, we are expecting a flurry of redevelopment projects in Ahmedabad,” Veeraj Shah.

Hopes for Breast Cancer Patients Dr. Mona Naman Shah

The India Saga Saga |

Dr. Mona Naman Shah advocates avoiding smoking, and alcohol, reducing weight, childbearing at the appropriate age, and breastfeeding can help lower the chances of breast cancer.

Q1) What is breast cancer?

Contrary to what the public might think, all breast cancers are not the same. The female breast is made up of lobules that produce milk, ducts that carry that milk, and other secretions to the nipple and fibrofatty-supportive tissue. Breast cancer can arise from any of these tissues and will accordingly be named lobular carcinoma, ductal carcinoma, mesenchymal tumor, etc.
But the commonest cancer arises from the ducts and the commoner one is infiltrating duct carcinoma which has many other subtypes like Hormone positive, Her-2 Neu positive, or Triple-negative breast cancer. There are many other less frequent types as well.

Q2) Who is at risk of getting breast cancer?

It is very important for the public to understand that all cancers are multifactorial. It is an interplay of inherent genetic tendencies to get mutations and outside environmental factors. There are certain non-modifiable factors that can increase the risk of cancers: Female gender- men can also get breast cancer especially if family history of breast cancer and BRCA gene mutation but that constitutes less than 1 percent of the total number.

• Age: No age is immune to breast cancer but in the western population it is more than 50 years unfortunately it is striking our population a decade earlier.
• Dense breast: Dense breast has more chances of having cancers ( bigger breast does not necessarily mean dense breast- it is the increased glandular tissue rather than fat that makes one more susceptible)
• Taller women: A few studies have hinted that taller women have a slightly increased risk of breast cancer.
• Personal history of breast cancer: Women who have had breast cancer have a slightly higher risk of having another breast cancer on the same side or opposite breast.

Q3): What are the main causes behind the fatal disease?

• Smoking: Whether direct or indirect, can increase the chances of breast cancer. So all attempts should be made to discourage it. Smoking can increase the risk of 15-17 types of cancers in the body and increase aggression as well.
• Alcohol: Alcohol consumption can increase the chances of breast cancer along with other 8-10 types of cancers.
• Late Childbearing: The risk of breast cancer increases slightly with increased maternal age and the recommended is having 1st child before the age of 30 years.
• Breastfeeding: Adequate breastfeeding for around 2 years is seen to reduce the risk of breast cancer in women.
• Physical Activity: An analysis of 35 studies found that highly active women had a 14% lower risk of developing breast cancer compared with the least active women.
• Obesity: Increased Body Mass Index can increase the chances of breast cancer in menopausal women by 50%!! Increased BMI can also increase the risk of many other cancers like ovarian and colorectal cancers.
• Prolonged use of HRT: Prolonged use of Hormone Replacement Therapy after menopause or premature ovarian failures is related to increased risk.
• Previous chest eradication: Any chest radiation especially in teens for any disease like Hodgkins lymphoma etc can increase the chances of breast cancer in the future.

Q4) What are the symptoms of breast cancer?

A lump in the breast- The breast tissue extends from the collar bone to the 6th rib and from the midline of the chest to line under the armpit (anterior axillary line). Any lump in this region can be a presentation of breast cancer. Though the majority of lumps would be non-cancerous still a triple assessment is to be carried out by a specialist to rule out cancers before calling it off. Constant pain in one part of the breast or in the armpit- though mastalgias (breast pain) is very common in the breast as it is a hormonal organ any pain that does not decrease or go needs to be evaluated.

Q5) How can the chances of breast cancer be lowered?

Women have to take care of all modifiable risk factors already mentioned like avoiding smoking, and alcohol, staying physically active, reducing their weight, trying to get their first child before the age of 30 years, breastfeeding their children adequately, trying to avoid unnecessary prolonged HRTs, having proper sleep and de-stressing. They should stay aware of any signs and symptoms and go for evaluations or screenings with concerned specialists.
