U.S President speaks to Macron, may lead to cordial relations with France

The India Saga Saga |

Philippe Etienne who is France’s Ambassador to the U.S will be returning to Washington DC next week. The announcement was done after U.S President Joe Biden spoke to his French counterpart, Emmanuel Macron, on Wednesday.

This was their first phone call since the aftermath of the announcement on September 15 of a trilateral security agreement between Australia, the United Kingdom, and the United States, which prompted France to withdraw its envoys to the United States and Australia. According to a joint statement, the call was initiated at U.S President Biden’s request.

It’s unusual for comments to say who initiated the contact, implying that the Biden administration is doing a lot of damage control with America’s oldest ally. Mr. Macron was enraged by the AUKUS pact, which was negotiated behind closed doors and came as a surprise to other countries.

The French said that the founding of AUKUS had thrown a wrench in their Indo-Pacific plans and came at a high cost. In 2016, France and Australia agreed to a $66 billion deal in which Australia will receive diesel-electric submarines. As a result of AUKUS, Australia is now out of that deal. AUKUS’ main deliverable, for the time being, is to provide Australia with a fleet of superior submarines that run on nuclear power.

“The two leaders agreed that the situation would have benefitted from open consultations among allies on matters of strategic interest to France and our European partners. President Biden conveyed his ongoing commitment in that regard,” the statement said.

Mr. Etienne will begin “intensive work” with U.S. officials when he gets back next week, the White House said, to build confidence between the two countries, whose leaders will next meet in Glasgow at the UN Conference on climate.

“President Biden reaffirms the strategic importance of French and European engagement in the Indo-Pacific region, including in the framework of the European Union’s recently published strategy for the Indo-Pacific,” the joint statement said, presumably responding to a statement from French officials calling for greater strategic autonomy for Europe following the AUKUS announcement.

Wednesday’s statement also said that Mr. Biden recognized the importance of a more capable and strong European defense contributing to transatlantic and global security and complementing NATO.

Bill passed by Karnataka to set up Chanakya University; Congress terms it ‘Land Scam’

The India Saga Saga |

On Wednesday, Karnataka Legislative Council passed a bill named ‘The Chanakya University Bill, 2021.’ Congress party has termed the bill a major ‘Land Scam’ and alleged the bill grants about 116.16 acres of land next to Bengaluru Airport to an organization linked to RSS.

Amid massive protests from opposition parties, especially the Congress party, the Karnataka Legislative Council, on Wednesday, passed ‘The Chanakya University Bill, 2021.’ Earlier, the bill, on Tuesday, was adopted in the Karnataka Legislative Assembly.

A heated argument erupted between the ruling BJP and the opposition Congress during the discussion over the bill. The Congress MLCs asked the ruling dispensation that Why valuable land near the International Airport was given away at such a low price to a private university. The MLCs further alleged that the land was given to an organization that has close ties with RSS. This was countered by the treasury benches as they asked “What is the harm in giving it to an organization having links to RSS, should it be given to Italians?”

Earlier the bill was brought in the ongoing monsoon session of the Karnataka Legislative Assembly. State’s Higher Education Minister, Dr. Ashwath Narayan tabled the bill to allow Chanakya University to be set up in 116 acres of land in Aerospace Park near Devanagari, on the outskirts of Bengaluru. The Congress was against this and former CM and senior Congress leader Siddaramaiah said that there was no provision to give the land for setting up a university as the land has already been acquired by the Karnataka Industrial Area Development Board (KIADB) for the purpose of giving it to industries. Siddaramaiah also dubbed this move as ‘Land Scam.’

While addressing the media, he said “This is land acquired from farmers in this area. About 116.16 acres of land are being given away for just Rs 50 crore. In the same region, the KIADB had purchased land from farmers at Rs 1.5 crore per acre-the government has spent over 175 crores just to buy the same piece of land, and under normal circumstances, it should have cost Rs 300 to 400 crore for anyone wanting to purchase it.”

He further said, “Why all the persons associated with the university have an RSS background and why the government is giving lands at such a low price.”

BJP had maintained its position and defended the move. Law Minister JC Madhu Swamy said it was aimed at giving education to people and there was no loss to the exchequer.  The bill was passed in the Legislative Council via a voice vote amid Congress and JDS walking out of Council in protest.

Arunachal’s first Greenfield airport to be ready by November 2022

The India Saga Saga |

The Central Government is going to start Arunachal’s first Greenfield airport project by November 2022. The Modi Government has started the project ‘Aviation Reform’ under which 5 new airports will be built along with 6 heliports and 50 new air routes. Sindhudurg and Gondhia districts of Maharashtra are the two districts that are included in this project. PM Modi stated that he will make the north-eastern states the wheel of the development of the country.

The biggest issue that the government is facing while building this airport is land acquisition. Many development projects like these in India have come to a halt for the same reason. But nothing is impossible if the administration wants it, one of the most prominent examples is the Hollongi Greenfield Airport that is being built in Arunachal Pradesh. The Airport Authority of India has set a target to complete this airport by November 2022.

It is going to be the first Greenfield airport in Arunachal Pradesh and also the largest in the state of the northeast. The airport is tentatively going to be operational from November next year. SK Jain, Secretary of the Department of Land Management (SK JAIN IAS) has a major role in the development of this airport.

About 10 years ago, the planning of the Hollongi Greenfield airport began but due to land acquisition issues, the project came to a halt. Also with the hollow information regarding the compensation to be given to be affected people by the project, rehabilitation plans the project couldn’t proceed further. For all these issues many committees were formed but no proper solution was ever found. Most of the land for this project has been acquired by the Chakma people of the tribal community. Finally, after a lot of trouble, the Arunachal State Government formed a committee of 7 people on 7th August 2017. One of the members was Land Management Secretary SK Jain (SK Jain IAS).

Land Management Minister Nabam Rebia, Agriculture Minister Wangki Lowang, Revenue Minister Ali Alo Lebang, Energy Minister Tamyo Taga were also included in this committee. This committee first analysed the people who were disrupted by the project and came up with the idea of providing them with a good compensation and good facilities. After discussing this proposal with the local people, the state government bought a total of 945 acres of land at the rate of Rs 500 per square meter for the Greenfield airport. The most important role in the preparation of this report was played by SK Jain, the then Secretary of the Department of Land Management. Therefore, if the administrative officer wants to make a change, then any challenging situation can be resolved.

Gurukul Infraa: Redefining the Redevelopment Space in Mumbai with Ace

The India Saga Saga |

The Indian land sector is expected to grow to US$1 trillion by the year 2030 while it is also predicted that the sector will contribute 13% of the country’s GDP by the advent of 2025. The growing need of India has enabled the real estate industry to flourish in recent times. With this, there has also been the rise of the re-development trend in the Indian real estate industry which was predominantly a western trend even a few decades ago. Especially in major cities like Mumbai, there are hundreds of old buildings owned by the housing societies which require proper maintenance. In this scenario, reconstruction or redevelopment can be a viable way to enhance the living qualities of the citizens cost-effectively.

Kapil Raj Gulati, a visionary entrepreneur making a difference in the real estate industry, joined his father’s company Gurukul Infraa in 2015 with an aim to make the dream of a perfect house possible for the common mass. With an MBA degree and considerable experience in the corporate world, Kapil is all set to take Gurukul Infraa to new heights. With his work over the years, he is here sharing his insights of working into the realty industry.

1) What is the biggest USP that di?erentiates your company from the competitors?

Our main aim through Gurukul Infraa is to feed the prerequisites of a top-notch redevelopment service in a city like Mumbai. Ever since its inception, the company’s core focus has been providing the communities around us with proper living spaces. Our expertise in redevelopment and rehabilitation services has gained us a considerable reputation in the Indian real estate market. We work with the housing societies with old buildings and help them to transform the living standards of the society members and new-buyers alike.

Our redevelopment projects not only offer new-age homes but also state-of-amenities like parks, gyms, swimming pools, and playgrounds. Client satisfaction being our top priority, we take into consideration all of our customer’s needs and aspirations to deliver them the house they desire. Our ultimate goal is to earn buyer’s smiles through 100% transparency, timely delivery, and high-quality service.

2) What are the most important trends that you see emerging across the real estate industry?

The city of Mumbai is full of decades-old buildings with low or no maintenance. The living standards of the inhabitants of those buildings are as low as the condition of the buildings. With heavy monsoon and floods every other year, the society owners are now realizing the need for redevelopment of their properties. The Maharashtra Government is also taking initiatives to encourage and promote redevelopment work in the city. In addition, redevelopment of the existing properties is also an effective way to enhance supply and control prices in a city like Mumbai with a housing shortage. So, many big real estate players are gradually investing in redevelopment projects. Our company, Gurukul Infraa, has already worked with some of the biggest industry names and is associated with some of the significant projects in Western and Eastern Mumbai.

3) What are the challenges you faced in recent times?

The recent years have not been great for the Indian real estate sector. Owing to several new regulations and, of course, the emergence of the pandemic, real estate companies like ours have to face quite a setback. Reforms like the RERA, demonetization, GST, DCPR-2034, dumping ground issues and ambiguity in self-development rules have forced the developers to struggle with project assessment, costing, and feasibility. The advent of Covid19 has also led to the delay of several projects. Despite not attaining a stable price correction, I do not see these challenges as setbacks. Rather, we, at Gurukul Infraa, see these as learning opportunities that will help us in the future with market adaptability and growth.

4) What do you define as your success mantra?

I have always been a hardcore believer in hard work and my mantra is: If you do not work more than what you are paid, you do not deserve what you get. I value work ethic and honesty above anything else. At the same time, I consider adaptability as the major vector to drive growth in an evolving marketplace like real estate. My goal in the company is to deliver the highest quality homes to our customers while following the best market practices.

5) How are you planning to ace the realty industry in the future?

Without being affected by the recent challenges, our vision of building new homes for our customers is still firm. Our team at Gurukul Infraa is working dedicatedly to streamline the redevelopment projects in this pandemic situation while not compromising the work quality. Our goal is to increase the lifespan of the properties and their market value at the same time. Gurukul Infraa strives to expand its business opportunities while benefiting all the stakeholders.

His personal motto has always been: Every human heart desires a beautiful home, and we are here to develop it for you. The company follows this even today to transform the redevelopment space in India.
